MECHANICAL & ELECTRICAL (M&E) SURVEYS - ASCOT

We evaluate the premises thoroughly, advising on the current state of the mechanical and electrical systems. This helps you to get a better idea of how efficient the systems may be and how long you might have left before something goes wrong. This is known as a systems life expectancy, and understanding it is a key reason for undertaking a mechanical and electrical engineering survey.

During our checks we can identify any serious issues that would affect the building services. Overseeing all of these things and seeing potential issues in action allows us to plan ahead - we can help you prioritise certain maintenance actions depending on severity, and work out the necessary budget allocations.

Once we've completed a thorough survey, we may recommend an intrusive survey.

Mechanical Surveys include:

• Drainage & water supply.

• Heating & steam systems

• Ventilation and air conditioning (as required)

• Water, including installation

• Lifts (as required)

• Plant rooms (as required)

• Fuel storage

Electrical Surveys typically include (as relevant):

• Electrical points and wiring throughout.

• Telecommunications.

• Connectivity and data transmission.

• Alarms and safety equipment.

• Security systems and CCTV.

• Audio visual equipment.

• Plant rooms.

• Any other items you specify in advance.

An intrusive survey is used to reveal problems or issues that couldn’t be detected from basic visual, condition-based surveys. As before, the outcome here is to pinpoint and prioritise necessary repairs and maintenance, while highlighting potential issues that might risk the client’s investment in the property.

Part of the reason they’re known as intrusive is that they will cause some disruption to the building. They will involve inspections into voids and the isolation of electrical circuits for detail tests.

Intrusive tests may include air and water flow rates, internal pipework surveys, boiler condition operation, temperature monitoring, water quality testing, electrical disruption circuit tests, fire alarm tests, lighting level tests, thermal imaging and more.

Typically we produce a fast turnaround of our reports within 2 working days.  We can confirm this with you prior to the work taking place.

The cost of the survey(s) vary dependent upon key criteria including the size of the property, (from flats through to country estates) number of bedrooms, number of boilers, energy provisions to the property, age of the property etc.
